Inspections
We are the most experienced stucco
inspectors on the North west Florida Gulf coast. Much of
what is used as inspection protocol today was developed
in part by us since 1995. Many inspectors today us
Report Maker Pro developed by Scott Stephens. We
specialize in stucco and moisture intrusion inspection
and testing with both residential and commercial
buildings. Many Home inspectors over the
last several years have moved into our field, and some
are good at what they do. But to have a good
understanding of moisture intrusion issues with stucco
takes years of experience and participation in
remediation/ restoration. More than what you can learn
in a 4 day class certification. That is why many Home
Inspectors refer their clients to us when a problem is
suspected. We are some times referred to as "The
Inspectors Inspector"
We offer two protocols for a stucco/
cladding inspection, The Basic Stucco Inspection and the
Moisture Free Protocol Inspection.
The Basic Inspection
-Generally this protocol provides enough information, if
there are no signs of water intrusion and no suspected
problems in the cladding system. In the inspection
process if problems are found a customer can upgrade to
the next level of inspection protocol.
This protocol is a good choice for a
preemptive inspection of a stucco house before it is but
on the market. That way IF any problems are
discovered, they can be repaired before any potential
buyers see the house. Finding problems during the
closing process can scare a buyer away.
Procedure

Visual check of specific details
known to cause the majority of problems in stucco
and other cladding systems.

Random exterior and interior
electronic scans for moisture.

A few Delmhorst meter probes at
suspected areas, generally 5 to 8 probes.

A report provided, including digital
photographs with pointers and text, with comments on
details observed.
-
A summary discussing the findings.
-
Phone support or clarification of
the report findings.
-
Follow up inspection, if needed of
repairs at a discounted rate.
Moisture Free Warranty Protocol
- This protocol was developed Moisture Free Warranty
Corporation who offer stucco warranties on qualified
properties. These having been inspected using their
protocol and remediated according to their requirements.

Procedure

electronic scans for moisture.

Delmhorst meter probes at all ready
accessible windows( corners and mullions) 3
locations below every Kickout diverter to the 2nd
floor. 3 locations below every deck termination and
suspected areas of high moisture scans or wood rot.
The number of probes could be from 20 to 50
depending on the size of the house and design.

A larger detailed report provided,
including digital photographs with pointers and
text, with comments on details observed.

A summary discussing the findings.

Phone support or clarification of
the report findings.

Follow up inspection, if needed of
repairs at a discounted rate.
Leak Testing and
consulting
We offer 3rd party leak testing to
identify the source of trouble some leaks. This testing
is completed using advance techniques combined with
years of experience and understanding of the forces at
work with water intrusion issues. This type of service
has carried us all over the Southeast to condominiums,
commercial buildings, high rise buildings, and military
bases. Included with this testing (if requested) are
test repairs, where we find a working solution to
stop the water intrusion problems.
In testing we may use the AAMA 501.2
leakage test method on a specimen, or we are often
involved in pressure chamber testing, such as the (ASTM
E 1105) and AAMA 502-08 test methods or variations.
